Structural Integrity Reserve Studies: planning today for a safer tomorrow

Structural Integrity Reserve Studies

A structural integrity reserve study (SIRS) is a non-invasive, visual inspection of critical infrastructure that relates to the safety of a building. Florida legislation requires certain components be included in the analysis and mandates reserve funding for the repair and replacement of the related components.

A structural integrity reserve study from Reserve Advisors exceeds the requirements set forth in Florida Statute 718. We understand that, to be successful, your community needs pertinent information regarding all of your common assets. Your Reserve Advisors report includes two separate schedules of capital expenditures and two separate reserve funding plans; one for the structural components outlined in the legislation and one that supports the repair and replacement of the rest of your community’s reserve components.

Holistic Review

Our report includes an analysis of the items required by state legislation, as well as the rest of your community’s reserve components. This holistic approach provides a clear and complete understanding of the true cost of ownership of an association.

Reserve Fund Optimization

Associations are tasked with splitting existing reserve funds between structural (requires funding) and non-structural components. Our proprietary algorithm determines the optimal split of existing reserve funds by analyzing future cashflow needs of each.

Budget With Ease

You receive a report that clearly defines project prioritization of both structural vs non-structural components and the annual reserve funding needs associated with both. This holistic approach helps associations guide their annual budget process with complete confidence.

We met with our Reserve Advisors engineer prior to his site visit and it was clear that he was fully aware of our entire building and our current situation. He worked with us in an expert manner during the on-site visit, was patient with us throughout the entire process, and always got back to us immediately whenever we had questions.
