What Does a Transition Study Include?

A transition study from Reserve Advisors evaluates defects in the design or with the construction methods and materials used. The study focuses on defects in the common elements or defects systemic to the design or construction of those elements. The study also provides an estimate of the damage and establishes reasonable, independent cost estimates to remedy the defects.

Our goal is to create a solid body of evidence that supports your position and compels the developer to address the problems.

Our transition studies include:

  • A thorough list of the common elements that exhibit defects and require repair, replacement or modification
  • The type of defect – design, construction or condition
  • Local cost estimates of materials, labor and equipment to repair, replace or modify the defect. If applicable, the estimates also include removal and disposal costs
  • A detailed, narrative report that describes the nature of the defect and includes a recommendation of how to remediate the defect
  • Photographs that document the extent and nature of the defects
  • A chart showing the relative costs of remediation of each defect
