Transition Studies
Community living isn't care free when you have to manage the repair of defects in your new property. And, Professional Management should have the time to focus on your Association members' daily needs - not the problems left behind by the builder. We can help.

A Reserve Advisors Transition Study independently identifies whether defects exist and are caused by poor design or construction.

The Reserve Advisors Transition Study is based upon a visual, noninvasive inspection of the common elements of your Association to identify visible defects without costly and destructive testing.

More than just a property condition report, the Reserve Advisors Transition Study...

  1. Identifies the type of defect: design, construction or condition.
  2. Provides an independent opinion of how to remediate the defects.
  3. Estimates the cost to correct the defects.

Our goal is to help ensure the financial well-being of your Association. As your independent advocate, we strive to help you avoid a costly trial by identifying compelling facts about the defects. Defect litigation is costly but reasonable parties with the facts often arrive at a fair settlement.

Superior Service to You
We work with your attorney to achieve the best result.
Our goal - a fair settlement; no costly trial.

Our Process is unique. We have no conflict of interest. We do not manage replacement projects. Rather, our independent and objective opinion eliminates any real or perceived conflict of interest. You benefit from our engineers staying abreast of civil, and building construction and systems technology. Our Firm's Qualifications detail the depth of experience at work for you.

A Reserve Advisors engineer will conduct a visual on-site inspection of the entire property.

We gather the history of defects and information about the local conditions, the unique nature of the physical environment and seasonal conditions affecting the property.

We document in writing and by digital photograph visibly apparent defects and document prior attempts to remedy the defects.

The noninvasive and nondestructive inspection causes minimal disruption to the homeowners.

Our estimates to remediate the defects reflect the amounts required to repair, replace or modify the property to remediate the defects at current local market prices for materials, labor and equipment. We include removal and disposal costs where applicable.

The Reserve Advisors Transition Study includes references to, and if appropriate, sections of the building/site design plans in our Report to further document compelling facts about the defects.

Our goal - to create a body of facts to compel the other party to understand that your position is reasonable, defensible, and justified.
