A Reserve Study consists of two parts according to Community Associations Institute (CAI) and the Association of Professional Reserve Analysts (APRA).

1. Physical Analysis (visual inspection) that results in a comprehensive inventory of your property elements and a prioritized schedule of future replacement costs for capital projects;

2. Financial Analysis that recommends a minimum and stable level of funding into a reserve account over the next 20 to 30 years so you have the money for capital projects when you need it.

Not every Reserve Study is the same!

Our Process is unique, and exceeds the industry standards of care for a Reserve Study. CAI and APRA do not require a Reserve Study to be conducted by an indvidual with an engineering or architectural degree, yet Reserve Advisors demands this level of expertise and talent. The Reserve Advisors Reserve Study Report clearly identifies all property, whether long lived or subject to near term replacement, and the responsibility and manner of funding for future repairs and replacements, as normal maintenance, capital replacements or by others (such as homeowners or municipalities).
